I used all in one for the sale and purchase of our homes because they offered to do so at a discount. The discount they gave us did not make up for lack of attention their home inspector cost us. We had limited access to the house we were purchasing because the owners were a little quirky and didn't want people walking around the house without them being there and they're were out of state. So, we relied heavily on the findings of our home inspector when negotiating the price. After we went to closing and gained control the home, that's when I was able to do a thorough inspection of the house. My final walk-through of the home had to be quick due to a snafu between our bank and the title company with the loan rate lock expiring that day. When we got into the home I noticed a lot of things that the home inspector should have picked up on. The home we purchased has a large bay window which the inspector failed to notice that the window panes had actually rotted through the window sashes. Where the bay window lower support attached to the house was dry-rotted which left a large hole on the outside of the home. The home was built by the owner and there are many building code violations including electrical, HVAC, and plumbing. Not to mention, all of the drywall is hung incorrectly. Since it is a log home there was also extensive damage done by carpenter bees, which is one of the criteria that is expressly called out on the inspection sheet. When I talk to all-in-one Home Inspection about this they said that carpenter bees are not considered wood-boring insects. Evidently, to all-in-one home inspectors, only termites and ants are considered wood-boring insects. All of these issues should have been caught by the home inspector as they were readily visible. Those defects could have been used by my wife and I in further negotiations in reducing the price of the house. Around the same time the sale of our previous house was on going which all-in-one Home Inspection was used since they offered us a reduced price since we use them for both a purchase and sale of a home. The home we were selling has a well and the inspector suggested that we bleach are well system in order to make sure that it passes the water inspection. This is a common practice and we had no issues with doing such. When bleaching the water system it is standard that you run the water for at least a day to remove the chlorine from the system so that an accurate water test can be completed. When the home inspector went back to do the water test he notice there was a high level of chlorine still left in the system and suggested we leave the outside water tap on overnight and he would turn it off in the morning during his inspection. When we went back 2 Days Later to remove the last of our belongings from the home we found the tap still running. The yard was flooded, the ground with soggy and the next day was supposed to be the new homeowners final walk-through of our home. The lack of attention to detail is appalling for a company whose supposed to pride themselves on being vigilant during their inspections of homes. There was no satisfactory recourse with the company when I called them and complained. Instead excuses and not returning phone calls was the answer. We did consider legal action, but after consulting with a lawyer, it was going to be more expensive to take them to litigation then to just fix the problems ourselves. The replacement of the bay window was $20,000 and the repair of the carpenter bee damage on the home is still ongoing, but so far just the eradication of the bees have cost us over $300 in just materials. That does not include the repair of the damage from the bees nor does it include the repair of the large dry-rotted area underneath the bay window from improper installation of the window. I do not recommend this company for home inspection. While their prices may seem reasonable, the overall costs from them missing structural and mechanical deficiencies far outweigh a discount they offer or the services they provide.

Our Inspector was nice he assured us that he would make certain we knew every possible issue there was with the property. He asked us to let him do his job and not get in the way and he would go over all issues with us when he was done. He did discuss issues with us. The only problem with the BATHROOM that he mentioned was the fan needed to be directed outside. He never told us that the tub has cracks in it and had been leaking for a long time. We were told that this was a great starter home with a few repairs needed. If we new there was cracks in the tub we would have had the seller to replace the tub or withdrawn our contract. Now All in one says they have a warntee guess what it DON'T cover TUBs. Or the electrical panel that keeps popping cause the property needs a larger panel to hold the load the house is pulling. All in one had us go through the process of filing a claim even knowing they didn't cover it. So be careful we have a house that has no use of taken a bath or shower and popping breakers. Which if we knew we would not have purchased this property. How sad they did a neg-agent inspection that is costing thousands to fix that we don't have. and are unable to use the tub.

In short, the inspector was not aware of building code and only performed a quick glance of the residence. Does not know what he is doing. Terrible. For example, stated there was mold in my attic from the entry point, but never went the extra 10ft to examine. It was not mold, which was an additional expense to find out. My wife and i pointe out issues that the inspector missed or was completely wrong; we are both professionals in construction and that is the only reason we were aware of the lack of education. Terrible.

Home Inspection (sump pump )
I was very pleased with the inspection however my sump pump went out three weeks after closing. I utilized my home warranty and Jerry's Plumbing came out. The plummer stated that my sump pump was not installed properly.Due to this information given I now have to repair my own sump pump.I am not happy about that.

Very thorough and professional...
We would definitely recommend Mike. He was very thorough and professional. He even ran our appliances through a database for recalls, which was a great service. And, he ensured our girls that the new house was monster free!

H. Micheal Perry was a great inspector and came highly recommended. Not only was his inspection very thorough he had quite a bit of extra information about parts of the house. Mr. Perry had a great sense of humor and made the inspection process very enjoyable. THANK YOU!!

I requested a home inspection on a home I was looking to purchase with All In One. The inspector was on time, polite, professional and thorough. He took time to explain what he would be doing and after he was finished he went over in detail what he discovered. He was patient and answered all my questions.
