Beware
I NEVER post negative reviews. I attempt to work with a business to resolve the issue, and it has often ended with all parties pleased. But not in this case.You absolutely should not rent a property from this company! If I could copy Alexander A. post from 7/25/2019 I would because my experience is almost exactly the same except no one from the company will talk to me. I was told I needed to send everything via certified mail if I wanted a response. My security deposit was $1900. Bancroft took $1041.23 for miscellaneous charges to repair/clean the property. I too had numerous issues with Bancroft's maintenance department while I was a tenant and naively assumed they would keep records indicating repairs never completed when determining which costs would be my financial responsibility after vacating the property. The maintenance issues included similar issues to Alexander A.'s roof leak and a water leak in one of the bathrooms with resulted in black mold growing in my daughter's bedroom closet. A Bancroft hired contractor came in to determine the cause and left us without a second bathroom for over two weeks with a noisy fan in my daughter's bedroom making it impossible to use the room for sleep. Hundreds of dollars in books were destroyed because they were in boxes in the closet and were covered in black mold as well. The contractor complained that he could not get an answer from the maintenance department as to how they wanted him to proceed to complete the repairs. He did finally hear from someone and repaired the damage, replaced the drywall and re-spackled the textured wall. No one ever repainted the closet or replaced the carpet that was cut out of the closet floor. The closet wall not being repainted and the floor not having carpet didn't seem like a big deal, so we never pushed to have it repaired completely assuming the company would have documentation. This experience is EXACTLY as Alexander A. described, so I see Bancroft has a pattern. Future renters BEWARE! We had an issue with the oven leaving us without one for a month. They couldn't get their act together to get someone to the house to address the issue. One of the owners came to the house because he lived nearby, and someone needed to measure for a new oven. He commented how ridiculous it was that HE would have to come to the house for this when his company has a department for this type of work. Things must be poorly managed if the owner is complaining to a tenant about his own employees. After move out, I was charged $524.66 to "Patch & Paint interior." No one will speak to me to explain why this charge is so high. I can only assume this includes the repairs in my daughter's closet and the repairs to a wall in the main entryway due to the roof leak from monsoon rains. The homeowners had to step in on multiple occasions to deal with repairs not happening to their home. The roof leak was one of them. The homeowners left the interior to Bancroft. I feel for the homeowners and the lack of care their beautiful home is receiving under Bancroft's care. $9.95 for the HVAC filter when I know a brand new filter was put in before we moved out and it was much nicer than the one in the system when we moved in. $126.67 because the keys were returned one day after we vacated the property because I hadn't and couldn't get any communication from Bancroft after we had given 30 days written notice as to what their move out procedures were. We also didn't know we were required to have the carpets professionally cleaned which resulted in a fee of $225. I did have the house cleaned before moving out yet they still deducted $209.95 from my deposit for "cleaning." It only cost me $100 to have the house cleaned but after their fee it came to $309.95. They found every reason to take my money. I sent them a letter via certified mail requesting a detailed copy of all final repairs including receipts. They simply sent me the same "Request for Security Deposit Refund/Transfer" report with an updated date and $37.44 check for what I can only assume is the difference in cost for repairs considering they didn't take the time to include a letter communicating anything to me. Simply a form I'm sure Erica (the receptionist) filled in the blanks, had signed by Linda (office manager) and put in an envelope hoping it would be the last they had to deal with me. No record of our move in report just like Alexander A. No one available to talk when you call just like Alexander A. No response to multiple emails. Hide and hope you forget is how they operate. Horrible company. Horrible customer service. Horrible management in maintenance department. Do not waste your time and endure the stress and disappointment from working with this company. Disgusted!

Assistance for losing a loved on and a provider.
I lost my husband in mid-August. I stopped working July 15 to take care of him and he was unable to go to work so there was zero funds coming in. I acquired a lot of debt for rent and utilities. They helped me by allowing me some leeway. They didn't charge me late fees and they were willing to accept partial payments. I am so thankful that they did this. If not, I'd be homeless right now. Also, any time I've had a maintenance request, they were very very prompt in keeping me informed and scheduling the repairs/work.

HIGHLY RECOMMEND ALL OVER
HIGHLY RECOMMEND: BANCROFT AND ASSOCIATES Property Owner Perspective: I did business with this company for nearly 5 years. I had a great experience with them!! I am not saying this because of anything, but because I had excellent experience. I used them as a Property Management Company from June 2015 until February 2020. I am certain if people are just reasonable, rational and they try to work hand-in-hand with this company the company will work with them well. They always did by me, because I communicated well with them and got the best results. This company is a family-run company. They were always attentive to my needs, responsive to any issues with the property or tenants (e.g. HOA Notices, Maintenance, Repairs, Etc.) They took great care of my property. I couldn't believe how well my property looked on the outside as well as inside when I saw pictures (I live in Phoenix and they are located in Tucson)!! I am certain if people are just reasonable, rational and they try to work hand-in-hand with this company the company will work with them well. They always did by me, because I communicated well with them and got the best results. I can say that my experiences with this company were mostly positive. What the person reading these posts should see when reading the good and bad ones is that there are two sides to every story...If people are posting negative reviews..Why? Were these tenants being rude and demanding to the employees of this company? Were the employees maybe having an off day? Were the tenants not maintaining the property properly? Were the employees or contractors of the company maybe taking a little too long to get things done for the property? Who knows...At the end of the day people will say and do what they want and usually when people are having a bad experiences its because either they had legitimate complaints that weren't addressed or validated properly or they were doing or saying something that was wrong or erroneous and they tend to externalize blame on who they feel wronged, but may or may not be justified.I am certain if people are just reasonable, rational and they try to work hand-in-hand with this company the company will work with them well. They always did by me, because I communicated well with them and got the best results. All I know is that I always treated fairly and justly by this company. They are a company. They are running a business which aims to make a profit. They do have good hearts and I always felt that they had my best interest in mind, but also they would let me know (and charge me) when I had a duty to my tenants to repair or maintain things. These people are really great people!! They never refused to rectify anything issue while they had my property under their management. I am certain if people are just reasonable, rational and they try to work hand-in-hand with this company the company will work with them well. They always did by me, because I communicated well with them and got the best results. Please don't listen to haters or naysayers. Find out for yourself. Don't take my word for it, but don't also be influenced by people. This company has to serve three masters. They must try to take care of their tenants, they must also properly manage for the owners and lastly they must make a profit. It is a very precarious situation. I am certain if people are just reasonable, rational and they try to work hand-in-hand with this company the company will work with them well. They always did by me, because I communicated well with them and got the best results. All I have to say is yes, my situation was very positive as a homeowner. There were times I had to pay in order keep things fixed and up to par, but I also understood that this is a people business. Remember the saying: Believe only half of what you see and a quarter of what you hear. If you see a bad review...what is really the truth?? You have to remember just like a job...people who may have had problems maybe brought it on their own like eviction. Just like a firing at a job...people may be bitter..no matter whose fault. If they get their deposit deducted..what is justified? Maybe they damaged the property (maybe not) and just didn't want to admit fault. Who knows. I am certain if people are just reasonable, rational and they try to work hand-in-hand with this company the company will work with them well.

Stay away
Stay away from them. They are scammers who will keep your entire deposit and charge you for things that they are suppose to cover themselves. They will continue to scam people because the company has other companies that they can pin it on. If you try to sue, they will find loopholes to prevent you from seeing them in court. If you do go and win, you will never see that money. If I were you, you are better off living under a bridge.
