Honest Review
I would really be cautious when dealing with this company as a tenant. I had such a bad experience and they caused me a great deal of stress towards the end of my lease. I was renting a townhome for 15 months which I liked very much for the price but I learned not cheap out about where you rest your head at night. Anything to do with maintenance was a real mission in order to get fixed. Someone in the community hit this wooden fence at the entrance. The pieces of wood were scattered everywhere for a few weeks because nobody even bothered to pick up the pieces but myself. They also install these AC units in the summer which the maintenance guy cracked my window while doing so. The funny part is that he didn't even address it, even though I was in the room when it happened. When I mentioned it to him, he acted like he didn't even notice even though he said the F-word under the breath when it cracked. He really should have known better though trying to screw into the glass. Common really? I made the request to fix it on 03/29/2016 with plenty of reminders. Today is 05/09/2017 and I moving out before they even fix it. My biggest issue was them the communication. I feel like they're too hard to get in contact with and took way too long to address any question or request. That's if there was a response at all. Towards the end of these 15 months I was planning to go month to month but unfortunately, there was a shooting in the neighborhood. A few rounds went through my unit right over my bed while I was sleeping. The police and the owner didn't arrive until the next morning. Now I don't feel safe anymore and have to find a new place a move-out. I texted Derek about moving out on the 25 of April. He told me he understood but now into May his attitude towards my situation is completely different. I submit my application for an apartment which took way longer to get approved since they needed him to verify that I didn't have a remaining balance. After some pestering, I was able to get him to send it to them and I got approved. I'm able to move in on the 18th but they're really giving me a hard time about the 30-day notice to vacate and that my safety shouldn't be a concern since one of the tenants were evicted that was supposedly involved in the shooting. I was in shock in how much of a hard time they were giving me. He initially told me that he would try to work with me and see if the owner is willing to be flexible. After a few emails with no response, I try calling him. After a few attempts, I was able to get him on the phone which just made things worse. He started talking over me and was condescending. At one point he even asked if I spoke English... I can keep talking about this forever but to whoever reads this, know that this guy was not pleased. Just in case the address was 2608 Hemphill st.

Mr. Gonzalez, I'm sorry to hear about the displeasure with your tenancy, the incident that occurred that led us to this crossroads was dealt with very swiftly. We had a very unfortunate situation and we removed the tenant that was responsible with-in 10 days of the drive-by shooting. I was personally on-sight to handle the issue with-in 20 minutes of hearing about the problem. We take this very seriously and do everything we can to make sure all of our tenants have a nice and safe place to live. As you know, I'm frequently visiting (3 to 4 times per week) the apartment complex to be pro-active and to ensure the apartments are in good standing. I encourage you to call me directly and we can discuss all your concerns, you have my personal cell phone number that was provided to you to try to prevent miscommunication mishaps. We do our best to communicate properly to all parties. We have plenty of documentation showing we have respond to your inquiries. We have recorded conversations, emails and text message documentation if needed. In our opinion, some of the accusations that were made are false, exaggerated or misconstrued. However, we want to move forward positively and concentrate on a smooth transition for everyone. As a Property Manager, I hope you can understand that when situations arise we have to follow the rules and regulations of the lease. We hope that we can work together through this problem. Excellent service, attentive, low fees
I have been using Dawson Property Management for my rental property since April 2016. I feel that I receive the personal attention and thoughtful service of working with a small business, at a lower price than that of their larger competitors. Derek and his colleagues found tenants for my property within 24 hours after first showing it, and I have had no problems ever since. I am confident that my home is in good hands.
