Operating Illegally and Unexpectedly Bad Customer Service
From operating under an expired business license for the duration of our relationship and making up and using legal forms as if they are lawyers (they are not), to just general bad attitudes unexpected for an industry built on customer service and trust.... absolutely do not recommend.

Excellent, Efficient, Honest Management
Dwellings came into our house, our major asset, and assisted us in all the steps necessary to turn it into a high quality, high value rental. There was a fair amount of deferred maintenance needed for us to rent or sell the house, at the time we signed with them. Roland shepherded us through the process. The dwellings team did all the work quickly, efficiently and with completely reasonable costs. We couldn’t have imagined a more effective service, and the house rented within days of going on the market. We cannot speak highly enough of the Dwellings team.

To be fair, most of our rental experience with Dwellings was good. They were easy to work with and responded quickly the one time we had a plumbing problem. HOWEVER... When we moved out, we were charged $696.38 for "general cleaning", $240 for carpet cleaning (there was one carpeted room and 5 carpeted stairs), and $166.66 to replace three lightbulbs and the battery in the smoke detector. We cleaned the house before we moved out. To justify their charges, Ronald Gonzalez, the owner of Dwellings, sent us a report that shows some spots that needed cleaning in the fridge, a smudge in a cupboard, an un-vacuumed drawer in the garage, and a dirty fireplace. (I'd be happy to share this report with anyone interested). The owner tells me that the cleaning crew worked 40 hours to clean this. Mind you: This is a 1300 square foot house, so that's a total of 111 seconds and $0.72 per square foot. Now the kicker.. When I pressed Ronald Gonzalez on this and told him that I was unhappy and that there's no way that this is reasonable, he responded with: "Since we instituted this term in the lease we have had almost no challenges. In the few cases that have been challenged, I have made the hourly comparison and it has stopped there. In one case I provided drive logs with GPS positions and in another I had neighbors verify independently. These people work extremely hard. I grew up very poor and my mother and father did this for a living, and I helped them from the age of 12. We took incredible pride despite the abuse, mistreatment and indignation we were regularly subjected to as immigrants and laborers. My mother and father both ended up in the hospital multiple times." The reader of this review to interpret that how they'd like, but I read it as: They've received multiple complaints about their cleaning fees that they've had to go to ridiculous ends to justify, and that questioning him on this is tantamount to mistreating and abusing immigrants. And when I pressed further: "Regardless what is mentioned in the reports, you are obligated by our leases which are protected by the State of Washington to pay for carpet cleaning and to pay for interior cleaning at the state rate. We welcome you to contact any local or state authority you wish and file any claim or grievance you feel necessary. You may also file a small claim. Judgement will be in our favor in all cases. Our attorneys are ready to engage you directly for compensation for any further loss of our time and any damaged caused by unfounded claims or negative social commentary." Of course, that last bit guaranteed that I was going to post this review. So... Should you choose to rent with Dwellings, I suspect you will get a very nicely maintained home. But expect to pay ridiculous, trumped up cleaning fees at the end of the lease, and to be threatened with a lawsuit should you want to post a negative review.

Unprofessional, poor communication, lacking follow-through and customer care
- Pre-existing Faulty light fixtures which "would not be fixed (due to expense to owner)", -Listed an un-insulated non-conforming room as a "bedroom" for which we had to request a door be installed - uninhabitable for young children both in the hot and the cold months, - Rat infestation in yard. Their solution was to have a pest control contractor without warning or permission spread animal poison around the yard, entrances to the house and over our children's toys and clothing - Numerous maintenance follow-ups unresolved - including a shower with such diminished water pressure (due to a plumbing issue) that I took showers at the YMCA as preference to home even after the shower head was replaced (their solution). - Although the initial walk-through was conducted with us on site and required a signature from us, the walk through upon move out we were not invited to and our security deposit was reduced by 2/3 by dwellings failure to observe normal wear and tear statues and bogus charges including, moving furniture, lawn restoration (they retain grounds care contractors to maintain the landscaping twice monthly) and un-needed repainting. - We had to ask for our deposit back well after the legal range for return as outlined by Washington State law had expired In my experience, this team has shown zero interest in keeping tenants, keeping them happy, respecting their rights as renters, and has show little agency or interest in coming to resolutions for simple problems. When grievances had been brought up, they have been met with either silence or obstinence from staff and management. I hate bashing small business that try hard and do their best - this is not one of those companies. Do yourself a favor and rent from an owner, not an agency.

Lack of Communication & Follow Up
After working for Dwellingsseattle at the Inspections Manager after many safety violations have come to my attention. Resolving these safety issues have NEVER been the priority by the Director Of Maintenance who has NEVER followed up. Time after time I have brought up various issues to the Director of Maintenance concerning safety issues. Again I would follow up regarding the same issues with the CEO to no avail. I refuse to look away when smoke detectors & CO2 detectors are not installed at home. This is required by city code! I do not want homes to burn down or people to get hurt and die because of lack of responsibility. My cry for help was met with animosity and eventually being demoted for speaking out regarding the lack of communication or teamwork to resolve the issues. This in effect has weakened morale. Please understand why I am compelled to speak out! The key to finding resolution lies I our ability to be accountable for our actions. This should be encouraged and witnessed by our peers. Being ready to accept and TRUST our personal freedoms are earned through accountability and responsibility. Kindest Regards, Carlena Poncé

No Follow Up regarding safety issues
After working for Dwellingsseattle as the Inspections Manager many safety issues have come to my attention. AWFUL COMPANY POOR COMMUNICATION THEY NEGLECT YOUR PROPERTY I put in work orders for items neglected or broken in my condo before I moved in. IT HAS BEEN 6 MONTHS AND NOTHING HAS BEEN DONE! Now my kitchen sink is broken and IT IS FLOODING MY CONDO!!! This is the SECOND flood that has gone unaddressed by the rental company. The property is being seriously neglected!!!!! I have sent MULTIPLE emails and nothing has been done to address this. I have sent MULTIPLE work requests on their website. I am going to speak to the owners of the property.
